@Lua Jambeiro I'll concur with @Charles Soper and @Lesley Resnick.

1. It depends on what you're after. they're not quite growing on trees like they used to and they mythical 2% rule deal in a B or C+ area certainly doesn't exist here.

2. To Lesley's point, I've heard and read a lot of good things about the JAX market, however ( no offense Lesley!) I don't know if the fundamentals are as strong. Part of Orlando's strength is the high YOY job growth in middle to high income fields.

Hey @Britt Amirh, BP is certainly a good place to look for a flip partner to get your feet wet. Another suggestion would be to get plugged in to your local REIA. If you have capital to deploy, you could also act as a private/hard money lender on a deal. You could partner with someone who's experienced (you'd also find them at your local REIA), keep your risk relatively low, most companies won't go above 80% Loan to Purchase and learn a lot in the process.

@Account Closed may also be good resources as they're based in south Florida. Do either of y'all know anyone actively flipping down there?

Welcome to BP @Cody Brock Menefee!

You have found the mecca for all things REI. As @Gavin Welch and @Leighann Davis have said, Lakeland is a great market. I've invested there, as have several of my friends. But, to @Adrian Smude's point, there are some rough areas, and a concentration of multi-family properties in those rougher areas, so do your due diligence. I have a horror story about a 5-plex!

Between the podcasts, blog posts, forums, books and connections here on BP, you have everything you need to achieve your investing goals.

I'm an agent/investor based in the Orlando area, but look at deals all over Central Florida.

@Brandon Burke and @Meca Smith - welcome to Bigger Pockets!

A few suggestions:

There is a wealth of information here on Bigger Pockets about every aspect of real estate investing you could imagine. Before you start looking for a mentor, I'd suggest the following:

- Listen to every BP podcast: you'll learn a ton and figure out what aspect of investing really interests you.

- Get active on the forums and start attending local meetups (or start one!) and maybe join your local REIA.

- Start reading books. You'll find more mentors than you could ever imagine just by reading good quality business, investing and life books. Here are a few lists to get you started:

Once you've done all that, you can articulate a value proposition to an investor that you'd actually want to follow in their footsteps. Then, when you meet a successful local investor, you ask him/her what they need or where they want to take their business and then you can present an actual plan of how to help them get there. You're providing them real value, and they'll actually want to work with you and teach you what they know.

For example, hypothetical successful investor has plenty of cash but is just not finding enough deals that fit their criteria. Good news - you've listened to all the podcasts, and have learned some great strategies to find off market deals and you can help them implement those. Adding value to them and learning at the same time.

@Charlie MacPherson - couldn't have said it any better myself. 

@Nancy Shen, Charlie is absolutely correct. I was recently involved in a transaction like this where the seller insisted she didn't want to "list the property and deal with all that commission nonsense". She was ready to sell the property for $200,000 to a buyer she already had lined up. Long story short, I convinced her it would be in her best interest to list the property, and we're closing this week at $245,000.  So even after all that "commission nonsense" she's walking away with an extra $30k.
