I live in Los Angeles, and have been investing in Dallas, Memphis and Atlanta. I don't see myself moving out of CA too soon -- but Dallas is a great area to live in, very family friendly, and relatively low cost of living. Property taxes are expensive, but there's no state income tax. I've also been investing in Atlanta, which is another great market. Everyone I know who lives there absolutely loves it.

Hi Kayla -- I would not. I don't like to speculate, it's just too risky for me, and have seen too many folks get into bad deals doing this. Maybe you should start looking at markets outside of CO.

I've been investing out of state for years and own property in TX, TN and now focused on Atlanta, GA.

One approach would be to get into a few deals over a few markets, and get your feet wet. If you have no MF experience, then partnering up could be a great idea.

Essentially all turnkey companies are similar in the US. First, It's finding the market that works for you. Are you looking for more cash flow deals?

I'm a buy and hold cash flow investor, and have had success in Dallas, Memphis, and now focused on Atlanta. I look at a few things -- cost of living, job growth & unemployment, vacancy rates, job drivers and cones, and then of course -- price points, rent ratios and expenses. For me, it all starts with the market.

I live in Los Angeles, and have been investing out of state for years (TX, TN and GA).
Great advice from everyone here. Don't invest until you have a good idea of what the market is like, growth, vacancy rates, etc etc etc.
Once you pick the market, figure out your team....and the deals come last!
