@Chris Lynch

CA & NY have the worst laws for landlords, and MA and some other states in the NE are pretty bad too. I live in Los Angeles, and have been investing in TX, TN and GA -- all landlord friendly areas.

Hi @Brandon G.

My attorney lives in Austin, and have worked with him for around 5 years. He sets up all of my companies, and specializes in Asset Protection, etc. I would happy to put you guys together, and you can see if he's a good fit for you. Crucial part of your team, of course!

@Carlos Asuaje

Welcome to BP! I grew up in NH, and was a big Sox fan.

You've come to the right  place.

Hi @Dameron Shore , and welcome to BP!

I am the same way, I research the heck out of something, then figure what questions to ask. This is an awesome community, and glad to have you here.

Hi @Marylynn B.

Don't go to the dark side (stock market) !!

I've been investing out of state successfully for many years, and I'm a cash flow investor. Picking the right market is crucial, then figuring out your team, then the deal (the deal is last!). I would be happy to share any resources with you, too (and @Janine Smith ).

Best of Luck!

Hi @Cody Gentry

I wouldn't necessarily use stable and CA in the same sentence. I've lived in Los Angeles for 20 years, and have seen plenty of people get wiped out, especially after the sub prime meltdown. CA doesn't really cash flow well, but you could double your equity in 10 years in certain markets. I'm personally a buy/hold investor, and look for cash flow first, and appreciation 2nd.

I think @Account Closed is right, pick a market, and pull some historical stats, etc.

@Ali Boone @Hattie Dizmond @Brian Yoshimura

Hello!

I'm a big fan of Dallas, and own a bunch of real estate there. Property taxes in the areas I invest in are 2.5% - 3.5% of the 'assessed' value, and increases/decreases each year/every other year. Do you think the appreciation and increased property taxes will exceed rent increases? I've been monitoring lately....
