I think it would all depend on how much work you want to do on the acquisition side. SF would probably be the most, or smaller note transactions. MF could potentially be one deal.

What's the biggest issue? Cash flow?
It's expensive to re-finance properties these days, too.

Hi Scott -- I personally love Austin, as a place I could live in x months out of the year, but the numbers didn't make sense for me to invest. I would head to Dallas or Houston if you want to invest in Texas. I've invested in TX, TN and focused on Atlanta.

I live in Los Angeles and currently am a proud renter -- prices are awful here, too. I've been investing out of state for years now, and it's easy once you get thru a deal or 2.

I would choose several cash flow markets, do some research, and go with turnkey companies, so you are as passive as possible.
