Not really enough info, but sounds like he could be in a market that doesn't cash flow, and property managing himself.

Why don't you look around in other markets out of NY, where you can get a much better return on your money? Might be worth the time to check into it. I personally love Atlanta, GA -- and have been investing there for years.

I personally am a big fan of Atlanta, GA. I own a lot of property there, and the market is great. Great cash flow, and we're seeing some appreciation now.

Isn't Chicago and IL pretty tenant friendly? Meaning that the laws favor renters over landlords? I would make sure you understand the laws, etc. It can make a huge difference when you need to evict someone. All the best!

I own a lot of SF in Dallas Fort Worth, and it's a great market. I stopped buying a few years back, because the deals were harder to get, but still own everything.
Make sure you factor in property taxes (2.5% - 3.5%), and have an idea how much rents will increase over the years. Property taxes float, and are based on your assessed value. So as your property increases, so do the taxes. Just something to keep in mind.

You should look into what your financing options are -- then pick a few markets to explore.

There's a great meetup called For Investors By Investors (FIBI), and has many chapters around LA area. I just started one as well, for investors on the West Side of LA.

Welcome! I suggest spending more time on free or inexpensive education (books, BP, etc) before you write another check for a mentorship program. Lot's of great info out there, including here on BP.
