@Tim Davids -- @Cris B. found what looks like the original. It's a classic and a must read. Very elementary, but solid principals: Have your assets pay for your liabilities, etc.
He and his advisors, Ken McElroy, Tom Wheelwright, Josh & Lisa Lannon, Andy Tanner, etc all have great books, as well.

I thought that was the case, but send request to a few folks in the last 24 hours, and they are not at the bottom of the list. In fact, they are spread out, and not in the order that was sent. Really strange.

Appreciate the awesome content on the site, your involvement, and being so active.
When you look at your list of send colleague requests -- is it in any particular order? For example, is the person at the top of the list the first you sent the request to, and the last is the most recent? I'm trying to clean up my requests. Thank you!

I own many houses in DFW area, and love Texas. I found it harder and harder to find good cash flowing deals, but there are some out there.

I have friends in Houston, and they like the market. They said it's harder and harder to good inventory, and returns are a bit less -- but sounds like a good market to check into.
I like Texas in general, and bought many houses in DFW area. Memphis is decent cash flow, and I really like Atlanta right now.

When I started in real estate investing, I looked all over Los Angeles area for good cash flow, long term hold deals, and did not find many -- which made me start looking out of state. You mentioned you wanted to manage the property as well - - have you run the numbers to see if you will cash flow on rentals in the LA area?

One thing to factor in is existing interest rates. We probably won't see these this low again in our lifetime. So if you're going to finance or leverage investments properties, now is the time! Especially if you can qualify. Maybe you can look to buy 1-2 investment properties that the cash flow goes towards your student loans, too.

I stopped buying in Dallas because the margins got so tight. I'm sure there are some deals out there, just not as many as 4-5 years ago:)
Yes, very high property taxes, but you simply factor it into your proforma, and see if the numbers make sense.
