I am looking to do my first BRRRR, but I am also looking at buying it as is as well.

I am in the process of applying for a HELOC for about 100,00 and I am looking to use it to buy another piece of real estate. I was wondering if I could get peoples advice on the "dos and don'ts." My last place I used my own cash as the down payment, which I know now is a mistake, just looking for advice. Please be brutally honest, thanks.

I am looking to network with local real estate investors. I currently own two properties on Aquidneck Island. I am a active duty Marine, but my brother is a contractor and mother is the property manager; so it has turned into a family business.

         I just want to clarify, when you are negotiating the price on the property, the earnest money can be refunded if I don't decided to go through with the deal? When can't it be refunded after that first week? 

Well I just closed on another rental property in Newport. My brother is a contractor and will be focusing on short sales and foreclosures that I can get cheap, and with my brothers help rehab. Preferably multi families. 

I am consolidating all my efforts in my hometown of Newport R.I. I own both my property's there and would like to do my first deal there.
