Hey BB,

        I am wondering what will the tax implications be if they act as the 'Hard Money Lender.' Is there a way to shelter them from the tax burden and how should I go about this any tips?

I agree with Ron. I have been looking at other possibilities like distressedpro.com but, I have been relying on going to foreclosures through word of mouth and visiting with banks.

       I was wondering if anyone had any thoughts on the distressedpro.com, if anyone has used it and is it worth my time and money? I have just been using a real estate agent trying to find any distress properties but maybe this method may be faster, by going right to the source.

Good Morning Everyone,

             I just need everyone's opinion, I am going to be sitting down with a "hard money lender" for the first time in a couple of weeks. I have a business plan and financials, what else am I not thinking off when I sit down for a meeting? Please let me know and be "brutally honest," thanks BP.

The rent is going up because that ghost counts as another tenant, ha-ha.
