Todd Lyle with Reeves and Lyle is a great litigator if that is what you need.  He is also a seasoned real estate investor so I go to him with questions all the time.

I'd advise you to check each one of the live or zoom meetings out.  I think you will know pretty quick which group or groups matches well with you and your goals.  Its okay to join a couple.

I don't know of any bank that would do a mortgage on an investment property for less than $50k.  Have you found that? 

Hey @Doneisha Brown you should start by meeting other investors in the area.  CI is well known program but may be a waste of money if you can get the info other places.

@Garrett Favier I don't see any reason to make this your primary residence unless you just want to live there.  

The loan will still be commercial even if you live there.  

The taxes will be at the Owner Occupied rate of 4%  but only for the part that your occupy.  So that would be about 1/5 of the tax bill.  the rest will be assessed the 6% investment rate.  

I love the small multi-family properties so I'm excited for you to get this.  However, if you were counting on a residential loan and 4% taxes to make your numbers work, then this deal may not work.
