@Jeffrey Townsend list source does not pull data in SC because of a law that was passed last year.  Basically says that it is illegal to use public data for marketing purposes.  

In that light: I always warn against using the assessors website for your marketing data.

@Arn Cenedella and @Adam Drummond I agree that Clinton is sleepy.  The college is about all there is.  There are plenty of low cost homes but keeping them rented at a profitable rate will be the challenge.  I wouldn't suggest anyone that is not local or close to there to invest.  It takes local experience to profit in towns like that.... IMO

@Arif Bor the school and size of student population is what you need to worry about.  How many students attend school vs How much housing the school has on campus.  And how many available units in the town.  Larger student body with smaller town = great college rental market.

@Stephanie Mansfield being a SC native, i'm very curious how you landed on Mullins...  

But for investing: I would look at Florence or Conway.  They are both close to Mullins and have high demand for housing.

@Brandon Johnson its nice for the seller if the attorney is local to them, but that is not always possible.  It think its more important that you have a relationship with your closing attorney.  Where ever they are, you keep them and communicate with them what you need for each transaction.  If they are not local then just do mail-away closings or send mobile notary.

@Terri B. you could start by marketing to the local meet up groups. We host REI Live Columbia and there are many others. Check facebook to get connected to investors in those groups.
