@Jeff Mills, here are few options:

- borough from 401K (up to 50% or $50k)

- use existing credit card 0% BT offer (for personal CC - I don’t go over 30% of available credit, for some business cards, that don’t report on my personal credit I do 100%). You may need to do a few BT to get to $30k

- apply for fee new cards with sign up bonus and 0% interest promo that way, you can fund most of your rehab and reward yourself with free travel after you complete your project

- get HELOC if you have enough equity in your house

- re-finance your car if it’s paid off and pay it off after the project is done (Penfed sends you a check for a car)

- apply for Business Loan if you have business

@John Matthews, did you end up renting to the tenant with "Your Way Home Housing"? If so, how did it eventually work out? I have a tenant apply with this program and have the same concern as you did.

Any wholesalers out there in and around Philadelphia area? Looking for properties in the areas good for flips (ARV up to $400k) and in the areas good for rent. Looking at Philadelphia, Mont Co, Bucks. TIA!!!
Dave Van Horn , when comparing SFR to a Note, both generating 8%-10%, in 15 or 30 years one can have free and clear property that they can sell for what ever the market price is or just continue to rent mortgage free increasing their return, but with note you just get your return until it’s paid off or you sell it, is that correct?

Hi Nicholas,

Can you please assist in understanding the benefits/drawbacks for S-Corp vs LP for an LLC before and after new tax law? I've read somewhere that with new tax changes, LP may be better than an S-Corp.

Let's assume LLC with house flipping activity with 2 partners that makes $100K/year. Under which entity one would pay more tax? I am struggling specifically with understanding of "Reasonable Compensation" for an S-Corp and taxable income for self employment tax. What are all the taxes that one would pay?

As far as the market cap rate for the area... How do you know what is the avg rate in the area, to determine whether you're getting a good deal? With residential, I just do comps in Trend MLS, but with commercial - I am a bit lost...
