A fire that burned the kitchen and smoked the house.  The family member decided to cook french fries but  got distracted with video games in another part of the house...Whew..No injuries.  The call shook me!....Needless to say they moved and the rehab took about 6 weeks...

@Jonathan Johnson..Consider finding $$$ to get it done HML or Private and refinance after 1 yr with VA loan. Much easier to qualify for Refi...GL

1. HomeAdvisor

2. Craigslist(plan to pre screen) A colleague find a great contractor..I use for day jobs on simple task..

3.  Ask at Home Depot or Lowes...if you go early in the morning, you can collect @ least 10 cards..

Vetting before selecting is critical...GL

Depends on if you're doing Buy/hold or Flips

Flips--yes, use entire $90,000

Buy/hold-- Consider multiple properties as a newbie for cash flow..If you put the entire 90,000 on 1 and it doesn't go as planned, you lose.    If you do 3 deals and 1 goes bust, you're still making money...basic ex...cash flow on 1..$400......Cash flow of  3 x $300 = 900 one goes bust $600...Numbers work in your favor..GL

@Brad Pietrzak...Keep an Open Mind..Since I moved back to my hometown 14yrs ago, many so called bad neighborhoods are GOOD again...prices in certain communities in Birmingham continue to skyrocket!. They're not making any more Land. GL

@Steve S...It depends.  If it's a great deal, move on it.  If it's mediocre, consider waiting it out..Only you know...
