@Vincent Prentice. Paint....I listed a new property.  The contractor spayed the cabinets white and added stainless knobs...They look Great!!!..

@Carlos Rodrigues...Talking to people.  I purchased a great property, because I introduced myself to the neighbor.(I always do).  While rehabbing a rental next door, we chatted often and exchanged phone numbers.  Before I finished the rehab, I asked about the vacant house across the street.  Not only did she know the entire scoop, she gave me the phone number for the out of town owner.  Before this, I mailed the owner a letter, other investors tried to purchase this same property to no avail...But , when I contacted the owner, the same neighbor put in a good word for me....Yaaass, we closed that sweet deal in 2 weeks...This same neighbor referred a tenant..She calls me if anything out of the ordinary takes place at those 2 properties..

@Alex Johnson... Since you don't want to be a landlord, sell ..Negotiate a better commission with the Realtor or find someone else..Plenty of Equity...

Since, I started investing first, investors are good to work with.  They know exactly what they want and can close quickly.  Usually 2-4 weeks..

Buyers/Sellers require more time, but I like educating them on options and negotiating on their behalf.  The process takes 30-45 days.  

I'm having fun, but it keeps me busy..

@Geoffrey Schaeffer..He might be having a hard time leaving the place after 20yrs....Whatever you decide, make sure it's in the contract. Consider the reduce rent without duties..
