@Terry Hughes..Most of my BEST deals happened when everyone else stood by. 2007/2008/2009 in my market..All my offers were accepted with little or no competition(HUD()Fannie Mae)..Perform Due Diligence, Run the numbers and Take action......GL

@Michael Hajduk...Take Action!  Deals and neighborhoods vary.  BSC/Legion Field/Graymont are good rental area.  Rent range for 3br 1 bath $725-$750 or more depending on property.. 35208 zip code..$35,000-$50,000(Rent Ready) depending..Some 3/2 in that price point..PM if you ready to find your first deal!

@Jonathan Orr...Seems like a great area to develop.   I spent a Day at Glen Ivey Hot Springs which was Awesome!  Also, enjoyed some shopping, snacks in the area...

@Brandon V....Depends..If it's a settling issue,(small cracks) repair with mud, sand, paint...probably just a cosmetic issue..

Depending on how extensive the rehab.  List at about 80% complete.  Otherwise, you get prospects who bypass because of current condition.

@Heaven Boswell...Start networking with investors in your market.  Find a meetup group.   If it's a Great wholesale deal, it will sell quickly. Try to market in a different zip codes...GL

@Curt Davis.. You can find $30,000-$50,000 or less in my market in a working class neighborhood.  Rents $700-$850 depending on the property.  Affordable homes make money too.  There's also a shortage.  I open rentals to Sect 8 as well.  Risk is involved in every RE transaction.  Low risk/ high risk ...is Risk.  Each investor must determine what arena works. I'm flexible while maintaining an open mind.. Happy Investing
