Offer support, but allow them time to grieve.  The loss of a parent is tough.  Supporting them at the time of decision making will be most helpful...GL

Sounds like a Plan! If offers accepted, can you close? I made an offer recently and the listing agent stated another offer made, but prospective buyer unable to provide POF..That's a sticky situation. Your credibility speaks...GL

Congrats! Deals that fall into your hands are the best!  Offer a good down payment, @least 10yr term, low rate(enough for you to cash flow), no balloon payment..The beauty of seller financing transpires from creative need...Find the best solution...GL

@Joey DeClercq...In 2016, I transitioned from Investor to Realtor after 11yrs.  I love Both!!!  I decided to go with a flat fee brokerage, because of RE experience.  It's been Great!  However, I ask for help. Dealing with Buyers and Sellers adds a different skill to my RE experience.  I suggest 6 months with training, hands on, hold your hand broker without any RE experience...GL
