Often times you get better matches when you skip trace with the data provider when procuring the leads. Propstream, Batch, and OPENHOUSEit are all great choices/vendors. And even have access to cash buyers lists. 

Like others said, if you have a screaming deal, people are going to find you without much effort on your side. If you're the guy who sends an awesome deal every month or 2, people are going to actually pay attention when you email them. If you're the guy who sends 3 junk deals a week, you're going straight to the junk folder.

Yea that last part is key @Alan Bailey . Until you actually start marketing in some way or another, you'll have no idea which method works best for your market. Its likely a combination and its up to you to test, track, and repeat.

Both are viable methods that convert, just depends on your budget/time constraints like Jeff + Jake mentioned. The key to either of them is to have targeted data of motivated or distressed sellers.

I'm interested in this as well. Sounds like you're planning for STR's mostly? Right by pats peak, a nice spot. Do you think theres an increasing demand for these modular/minimalist style rentals?

What a deal!! Congrats @Justin Goodin What type of mailer did you send these folks? Consistency is the most important part of doing direct mail, but a lot of times the strategy also changes when dealing with larger unit properties. Many of my clients use professional looking letters for larger multi families, opposed to postcards or other methods. I think it depends on the type of seller. Curious what you've seen!

hey @Lux Amator,  Propstream is powerful tool if you know how to use it effectively. Like @Curt Smith Said its not going to make deals for you, but you have thousands of properties at your fingertips that you can narrow down by filtering your ideal property's criteria. Then you need to plan a marketing campaign around these prospects. Direct mail, cold calling, door knocking, etc.

Direct mail works. And works better with seo added. Just like rmv and text

This is gold. Its more about who you are targeting. Taking a shotgun approach doesnt work for all types of marketing, you need to segment and target your data. Then pair it with a comprehensive marketing plan, and you'll be on your way to converting deals in any market.

@James Mc Ree I think a lot of people are whistling past the graveyard, but this is good for us... in a sense. When foreclosures hit and evictions start rolling out there is going to be a lot of bleeding before things get better. The main issue is in this moment housing prices have been to a degree artificially inflated due to there being no foreclosures or evictions thus limiting supply. Its almost as if the nature flows that kept things moving have been halted for some time, and we can see the pressure building by the crazy prices of lumber now due to the only way you will find a house is to build one. With that being said, the second banks begin to foreclose on properties all houses will begin to lose value. This isn't a good thing, even for us. The issue is that all properties like a sinking tide will go down in value. This will leave a lot of newer home owners with mortgages potentially higher than the actual value of the house, (reminiscent of 2008).

So yes there were be tons of opportunities for us, as long as we have cash, because mortgages will become hard to get once again. Think about it, the bank is in the business of loaning out money, they don't want nor know what to do with a house. So similar to 2008 they will become super strict on who they give out loans to, thus even though we will get these properties at a great deal, we may have to hang onto them for an extended time before they are able to sell.

The last thing I will add cause I can talk about this for days (economically speaking I don't see how this isn't going to be a big issue) cnbc reported an estimated 11 million foreclosures coming soon. You can't convince me this isn't going to be an issue causing a ripple throughout the economy.
