Another tip for return address going off @Amanda Gisonni Kittredge point. You can also go to a ups/fedex store and get something like a po box. Except instead of a number like PO box 345, you get to use the stores physical location, which tends to appear more genuine.

Yes certainly put your own return address as the sender. It adds personalization. Unless you aren't going to be the one talking to them, then use that persons address. I prefer handwritten letters to postcards any day.

Direct mail can be tough, but a lot of it comes down to who you are reaching out to vs the direct mail itself. If you are reaching out to people who don't need to sell in a tough market like right now, you may not have the best results.

@Dylan White I would recommend using Open Letter Marketing. They provide great templates and guidance on how to execute direct mail. The other thing I would make sure of is to review your list, make sure the address look legit (That they are in the correct column, street address for one, city for another and so on) that will greatly increase your direct mail marketing chances of getting a deal. Ultimately it comes down to your data and persistent marketing. Good luck!

The articles on BP here can get you very far. Meet and talk with others investors to apply your knowledge in real scenarios. That being said, there are many great tools for doing research on a property. You can go on zillow right now and start analyzing properties using the BP calculators and past prices. Tools like propstream or mls (agents) take it to the next level. It allows you to see past history/sale/comps.

Havent lost faith just yet, but its more important than ever for wholesalers to establish relationships with their buyers and vice versa. Too much fluff out there.

Are you expecting poor behaving tenants? Parties, children, etc.  On acre + lots it sounds like there's breathing room. If you feel that your operation is going to somehow affect your neighbors, then sure, let them know. Otherwise just run a tight ship and there's no issue?

To remedy parts 5 and 6, make sure the location is somewhere close to other rentals/attractions. Find out if they are self managing or have people come check in and clean. Bangor is up there for sure, but there is still a great STR market in Maine. I frequent them myself.
