We are mostly investing local in Nor Cal. You have to real dig for the deals and plan on putting money down to make it work. But it's definitely doable.

Just curious what's working for other agents out there as far as lead generation is concerned. I am following the Buffini path and trying to develop a referral based business, but in the meantime I'm looking to see if there's any other creative ways tot grow my database. Thanks in advance.

We are buying where we live as of now, which is northern California. Yeah, prices are high and deals that cashflow are hard to find, but we have been able to make it work. Prices are high, but so are rents, so that helps. There are deals out here, but the days of throwing a rock at a house, buying it with no money down and making it cashflow are over... Sadly

I'm not sure what the laws are for Texas RE Law. You may want to reach out to an agent on BP that works in Texas. Unless you already have an agent.

Do you have the contract? My thoughts are that he is sweating you out, hoping that you'll come up with the 8k out of pocket. It sounds like you already signed the cancellation of contract, and he hasn't responded?

The VA Loan is a great option for no money down. Great rates and no PMI. But there is a VA Funding fee.

It's been pretty good to me. Invest for cashflow. Appreciation is icing on the cake.

Just curious. I've heard that it's not legal for a Realtor to wholesale in California.  I'm wondering if any of you other CA  agents out there have wholesaled or have knowledge of if it's legal?

I'm curious as well. I have some vacant land with beautiful views that is just sitting there... We're paying taxes and insurance on it every year, thought about putting a yurt or a tinyhome on it and renting it out...
