@Jeffrey Marzan,

Also active duty here, currently not in Texas. I've got 3 4-plexes that are managed by PM #3. The first two (#1 assumed with purchase of properties, #2 a "friend of a friend") didn't last very long at all due to lack of proper paperwork, lack of responsiveness, etc.

#3 is doing well, and has had good success with keeping units occupied. Message me if you'd like to know more!

According to the Army Times article published July 10, 2015, Fort Hood is expected to reduce troop strength by 3,350 (9%) between FY15-17. That still leaves over 34,000 troops assigned there, not to mention the DA civilians, dependents, and contract workers.  We haven't seen any problem keeping our MFH occupied above and beyond the normal tenant turnover.

I'm still active duty, so it has been a little while since I've been back to Fort Hood, but I'd feel pretty confident saying that Fort Hood isn't going to be going anywhere any time soon.  I'd also imagine that as the Austin market continues to be saturated, more people will be willing to make the commute from the area. Afterall, it isn't that much further of a drive from Round Rock/Georgetown.

@Matthew Martin,

A site that I often look at any time I'm due to move to a new duty station (I'm also active duty military) is www.militarybyowner.com.  It has some good listings for places for sale and/or rent based on proximity to various military installations. If nothing else, it can give you an idea of what's in the area.

I have no affiliation with the website...just thought I'd share one of the tools I use.

Welcome to BP! I'm a big fan of the Central Texas area, and currently have several MFHs in the Fort Hood area, as well as completing our second flip in San Antonio.

One of the challenges I've seen in the Killeen-Fort Hood area is that it is a little challenge competing with all of the new homes being built in the area. Many buyers like the ability to move into a new house and, if contracted early enough, be able to pick out the fixtures, paint, flooring, etc. Between that and all of the incentives builders offer, the margins on flips in the area is tough...but not impossible.

I do think, though, that it is a pretty good area for buy/hold options. There's a steady stream of military personnel always coming and going, and those that don't want to buy still want to find a nice place to live in for the 2-4 years they are stationed there.

Leander is a nice little town, and I'd expect that it is only going to continue to grow as Austin keeps expanding outward. It also has the benefit of the 195 expansion project connecting Killeen and Austin. I would imagine that there will be a fair amount of military folks starting to look that way as time passes.

As the others have stated, tell us all a little more about your plans. What areas of the market do you intend to focus on? What particular skills would you bring to a possible partnership?

I'm active in the area, despite being in Korea for a year, and have several contacts available if you need to be pointed in a particular direction.

I bought (in 2003) and sold (in 2008) my first SFR with Eva Keagle from ERA Colonial. She and her husband Rick are great people, and she's one of the top agents in the area. Her website, with contact info is evasells[dot]com.

That Stagecoach Road improvement will be a great improvement, and will likely see an ever-growing traffic rate. I was first stationed at Fort Hood in 2003, and that road was pretty rural.

I think one of the biggest problems with the Hood/Killeen/Harker Heights/Copperas Cove area is that 190 is the only feasible East-West corridor and gets totally bogged down during commute times for everyone working on post.
