It's a tough situation considering they are in a high-risk category. Although, it would make me a little concerned if they are outright refusing a home inspection. Are they genuinely concerned? Are they not ready to sell? Or, is there something they're worried the inspector will?

As Todd mentioned, maybe present the precautions and measures the home inspector plans to take when inspecting the home. The sellers don't have to be there for the home inspection anyway. Maybe they don't realize that part. I would probably dig deeper for more of an explanation/solution.

If you don't have any private money options, I would consider asking about owner-financing. The seller would have to be in the right place (maybe even the right mood) to do it, but I think it's worth considering. They're most likely not going to ask about your credit score or for W-2 income. Or, if it's a good enough deal, wholesale it as @Aaron Smith suggested.

However, I would recommend discussing forms like that with an attorney to be sure you're setting yourself and your lenders up for success. Best wishes to you!

Purchase my next investment property by March 2021 and reach ownership in at least 4 properties (hopefully a combo of SFR and small MF) by the end of 2021.

@Christopher N. As @Julio Garcia said, it depends on how much the debt is affecting your situation. I have a tendency to want to get rid of debt as much as possible, so my automatic reaction would be to pay the debt off. However, when I think about it more, if you're not paying very much in interest on the debt compared to how much you could be gaining in an investment property it would be better to throw all the money at an investment property.

With interest rates so low on primary residence loans, I think it makes sense to buy a primary residence and keep chipping away at your debt. Especially if you could buy a place to renovate and house hack instead of paying rent. That way, you're killing two birds with one stone (primary residence + investment property).

@Zachary Steidl My husband and I are currently stationed on the coast and planning to invest here long-term. We enjoy the coastal life, but I can understand if you need a break from it. I was raised for a significant part of my life in CO and miss the mountains, for sure!

The main thing I would keep in mind is people want to be outdoors more than ever. Thankfully, NC has a lot of that to offer from the mountains to the coast. Zoom has changed the game for so many people who now work from home and have the opportunity to live almost anywhere they want. Basically, the general trend I've seen is opting for access to outdoor sports and commuting when necessary.

@Scott M Marcus, I'm not familiar with Property Radar but have been using Propstream for several months now. Propstream offers a lot of data for property info and I've had good success with it so far.
