@Account Closed Respectfully I disagree with you on your calculation and reasoning .. Why would I want to pay based on future value added price .. I would rather pay based on the current situation ... 

The main play of buying apartment complex is to add value (by fixing up property, increase rents etc) and hence increase the NOI. If I buy the apartment complex based on the increased NOI, I have lost the reason of buying the apartment complex and I have overpaid for it.

Atleast this is what I understand. Yes someone can always offer more and that's the nature of the business.

@Robin L. You are right the purchase contract is straight forward , however I spent a lot of time on the disclosure docs ... this is where a local RE can be helpful if you are not comfortable ...

@Mike Cumbie .. That is so generic ... So if we take your thinking and expand to other areas:

1. One should never bother cooking as professional cooks will be faster

2. One should never drive as professional drivers are better and faster

3. One should never type as secretaries are faster

and  the list goes on

Again there is nothing against RE agents but please stop coming up with these insane arguments.

@John Arendsen ... Since you asked .. I saved ~$30k in sales commission and paid ~$2k (fixed not hourly) in legal retainer .. I am in escrow and closing in 2 weeks..

Also as I mentioned .. I was interviewing agents when a buyer came along
