Hey @Maria Teo, As Sant said, you don't really need an architect for that as long as your not changing any fire resistance of walls etc. A designer might not know much about that specifically.

At the end of the day, I think that what matters most is the feeling you have with you architect, how the relationships feels. There's going to be a lot of back and forth and you want to have a good relationship with that person. Even more if you're thinking of doing more projects and you might need his help.

You already have good questions in mind and if you're curious enough, you'll be asking a lot of question to understand what's going on in his head and you'll be able to tell if he's straight with you or not. And that will inform you how confortable you are with him/her. Don't be shy to ask questions to them, they're working for you and they should be answering them happily.

Hope this helps :)

@Steven Somasundaram

Hey Steven, I’m far from being an expert but for sure if you’re wondering how to attract these specific people I would start be reaching out to this people and talk with them see what they like or don’t like in their current buildings. That way you’ll

Know exactly how to look for the right elements that will please these people..

I’m an architect so I’m always thinking about remodeling spaces. It would be interesting to understand those specific needs and scout Buildings with potential that could respond to those needs with minor improvements you know.

Hope this helps

Post: New Build Questions About Counter Tops

@Bernie Neyer

I’m surprised nobody mentions quartz countertops. The feel will be similar to granite by being a hard surface but way less chances of stained. Here in Montreal most of the higher end houses have a quartz countertop. You don’t need to seal them since it’s not completely a natural material, it’s a mix of quartz stone and a binder material. And the cost between quartz and granite will be pretty similar.

@Sung O. The best person to answer that question will be a local builder. He’ll know the market and current costs for materials and labour.

Don’t forget about the costs for all the planning ;)

@Curtis Sharpe do some research with the « régie du logement ». Since you’ll be moving into the property you should be able to evict the tenants. Keep in mind though that the “regie” usually protects the tenant so be sure to be well prepared.
