@Brook Wilson, this is a million dollar question, 

You need to have a way of capturing the buyers info (can be a simple excel sheet) and to fill that you need to talk to EVERYONE you meet about what you are doing, some good sources of contacts below

- REI meetings

- Bigger Pockets

- facebook groups

- partner with someone who can market your deal (all whole sellers would love to do that for a fee)

There will be a lot of tire kickers but you will also have some action takers and you can then focus on those action takers.

@Ian Middleton, I would consider a 1-1.2% a reasonable estimate for insurance in Houston (you sure need to count for flood insurance if the house you are looking at is in a flood zone). 

Routine maintenance  is very hard to guess because it will depend on the age of everything in the house but I have used 5% from the rent value. good luck

@Brook Wilson, great start, my first wholesale deal came from a letter I sent 6 month earlier so don't worry they will come.

Houston is a very competitive market and the key to success is not to give up.

One of my struggles was when I had a deal I didn't know how to sell (did not have a buyers list) and I want you to be ready for that now.

Our rapidly real estate company is seeking an Acquisition Manager to go to properties, evaluate them, and negotiate purchases with the property seller! The Acquisition Manager is responsible for going to sales appointments with sellers who wish to sell their property. Once there, you will be responsible for evaluating the property condition, needed repairs, and overall desirability. Using training and calculations provided by our company, you will then make offers to purchase the property and negotiate with the seller along with ample follow up on your past offers. This will require learning, understanding, and implementation of the company philosophy regarding the analysis and negotiation of each opportunity to maximize the profits on each.

Our company owns and renovates properties all over the greater Houston area. This position requires an attention to detail, a high aptitude for sales and negotiation, organization, and excellent communication skills. We are only looking for aggressive self-starters, who can oversee and manage a high volume of projects successfully with very little or no direction. Finally, the successful candidate will have ample experience working in sales, and, in addition, great negotiation skills.

The position of Acquisition Manager involves traveling throughout Houston, TX to evaluate properties, face to face sales & negotiation meetings with potential property sellers, and long-term offer follows ups through various means - email, text, phone calls, and/or in-person meetings.

Requirements Roles and Responsibilities

  • Schedule and coordinate sales appointments
  • Qualify sales prospects in a professional and timely manner
  • Present a professional appearance and represent our company
  • Follow established procedures and checklists to evaluate properties and formulate offers

  • Negotiate face to face with sellers on the purchase of their property
  • Long-term, aggressive follow up with sales prospects

  • Ask for and successfully get referrals from prospects and your sphere of influence
  • Generate leads for potential properties to purchase by networking, identifying vacant properties and following up on these leads

    • Great Compensation Package! 24K/year and 10% commission of the net profit (after tax) on every deal we buy or wholesale.
    • Estimated first-year compensation $50,000 to $80,000 with substantial growth opportunity. The better salesperson you are, the higher your paycheck will be. A great salesperson will earn $50,000 with us, but a star salesperson will earn well over $80,000. Quality leads will be provided for you for FREE. Your average commission per deal will be over $1000 and sometimes much larger.

    Hello BB friends,

    while holding my full time job my wife and I were able to complete 4 rehabs and 4 wholesale deals in the last two years (not much I know) but now we are going full throttle on this and we will need to hire an

    acquisition manager who can follow up on our leads, fill in our CRM and go to appointments and make offers (he/she can work from anywhere and doesn't have to log any hours).

    The questions I have

    - Would that be a 1099 or W-2 job?

    - For those who have staff onboard, how are you structuring your salary and/or commissions for this position?

    - Would it be good to have a 90 trial period?

    Hello,

    i started in 2016 in REI in Houston while holding my full time job.

    I did four flips two of them where from wholeseller (I am still holding one of them two years later because it would not nsell even at loss) , the other two were very successful  (I got them through my PPC) campaign.

    now i am at the point where I am not getting quality deals through my PPC nor through any wholeseller deals I see, may be because it is very comparative here in Houston and people are selling to take thin deals.Hi 

    The question to those who make 3-4 deals/month

    should I start making thin deals assuming that with volume it will make up or just keep waiting on those "good deals" that seem to never show up

    I am also looking for a mentor who can help me take my business to be a steady one.
