Billy Rogers you're in the wrong business if you want to know about cash flow impacts before your statement. If that's the case you're not doing enough do diligence on the property to begin with.

Yes you can transfer to an LLC after the property is purchased.

@Ceril S. listen to this podcast. It will answer those questions. From understand the answer is No to your question, but as always....talk to your lawyer.

You should probably consider a Series LLC. That way you can separate your PM and flips or rental into separate entities.

Great question. At the end of the day any tool isn't useful if you can't see what's right in from of you.

I can't help with finding one, but based on your requirements you want to focus on a short lag time. When you contact property management companies ask them to provide some lag time information.

For example, if a light bulb burns our what their average time to replace. If it's 5 days, then maybe you want to use someone else. 

Or if the dryer stops working (because that's basically how a tenant calls it in), how long until someone arrives to assess the issue. 

Asking these questions when you're talking to property management companies may help you identify who appears to be the right fit for your requirement.
