not having spent much time in Brooklyn and not knowing what the comparisons are I would definitely agree with some of the comments that @Eric Brundige shared. It's a great place to be now and has greatly improved in the last 7-10 years. Finding real estate in the booming area is now very expensive and even the properties that are run down are owned by owners who want a higher price even if their building is in bad shape. Hopefully they continue to grow into surrounding areas which are still looking and feeling like the old Troy from years ago.

Also, Troy is nothing like Saratoga. Two great but very different markets.

Finally, I was having lunch with a friend in Kingston (about an hour south of Troy) earlier in the week and it's funny because he said that the downtown area in Kingston is being called Brooklyn North. Apparently everyone wants to be Brooklyn??

Alex,

Welcome from a fellow investor in the capital region who grew up in the Green Mountain State. I grew up in Southern Vermont though.

We have an investors group that meets in Latham on the third Monday of every month if you are interested in checking it out. I have found it to be a very valuable resource that has provided some great contacts within the industry.

Welcome to BP

Sunny,

Do they give full rental credit or a percentage of total rents? Most banks who accept rental income give you 75% of the total income.

Thanks,

Bryce

Post: Commercial lease

Good afternoon everyone,

I own a mixed use property and have built a residential lease for my residential tenants and have them on a yearly lease. I would like to do the same for my commercial tenants who are currently on a month to month basis and would like to lock them up now that I am comfortable with them.

I have googled the topic and continue to get free options that have me go in and fill out the form then try to charge me at the end. I have decided to come here and check with my large group of trusted investors.

Thanks ahead of time for any suggestions and advice.

Bryce
