@Anand San Bluffdale is closer to the world when it comes in investing in Utah. We have one main north to the south freeway which is I15 so people tend to want to be closer to it for traveling to work. Also, Utahn's hate to drive the long commute time isn't favorable.  I have a lot of buyers who won't look at city center Eagle Mountain because of the drive time. However, because of this, you can get a better price out there. Facebook is building a facility out there which has sparked other large companies to inquire about the area as well. You might want to add Herriman to your search same benefits as the other two areas and priced a little lower than Bluffdale.

@Irwin Dominguez I'm personally a fan of investing where you live. You know where the areas are you wouldn't want to invest when you live there. When you invest out of state you need to build a team that you trust which is hard when someone is making money off their advice. Your comment popped up for me because you mention your interested in Utah where I live and invest. We do get a lot of investors from California because our price point is better and we have a stable work base that is very diverse like California. Good luck on your hunt and I want to commend you for wanting to start investing.

@Tairsa Mathews Sorry I just saw your response. I've heard the Phoneix market is starting to slow down so you can pick stuff up. The thing you'll probably be surprised about going from here to there is they don't have basements or if they do they don't count them in square footage. I've had a lot of clients from Arizona that come to Utah and are shocked that a 4,000 square foot home is 2,000 up and 2,000 down not all on one level. Make the house much smaller here.

@Ryan E. Yes the MACU program for first time buyers would apply to them. Did you know MACU came out with a 15% investor loan that you can get the market rate and no mortgage insurance. I'm currently buying a home in Orem with it and the numbers are great even with the higher down payment the cash on cash is only 1% different. The cash flow is awesome to, got the property off the MLS.
