They are very helpful, offer competitive rates and are willing to work with their clients to find creative solutions to get more deals done.  An attorney I listened to on Zoom call said he maintains a FB group that is a database of title companies across the country that are more investor ffriendly and especially more open to subto / creative finance deals. I believe the group is called Real Estate Investor Legal... just search for it on Facebook and hopefully they'll know someone in your area.
