 It also depends on what type of listing agreement the seller signed with their agent. Some agreements give the agent the exclusive right to sell the property while other types allow the buyer to look for buyers on their own and are only required to pay the agent if the agent is the one to bring in the buyer.

 I have also spoken on the phone with Miron and been on zoom calls where he is offering free training. I have found him to consistently encourage and provide resources without asking for anything in return! Keep up the good work!

I am an agent in Kansas City. I get hit up by cash buyers all the time looking for deals here. One of the biggest things also is if you can negotiate seller finance or subto deals. They seem to be in pretty high demand. Anything in Kansas City metro area.
