We have one amazing deal identified at $1.5M ask. 3 Quads side by side each with 2 x 3 Bed Units and 2 x 4 Bed Units in each property. Monthly gross rents at $18000. 11/12 units are fully renovated and property is fully occupied. AMAZING street in a pocket of Quads in a great neighborhood. These properties do not sell often.
The seller is a long time client of mine, we've done many deals together (me as his agent selling his single family flips). However I just do not have the capital to tackle this deal.
Anyone interested in a partnership, you do not need to be local. Many of my clients are out of state or out of country international investors that LOVE Cincinnati just as much as we do!

@Benjamin Krebs thanks for the info! I'll check into Great American Bank and see what turns up as well as dig into more local lending options. If you have some private lenders I could chat with as well, would be happy to go that route as well, but would be steering clear of Gator options.
How's the investing going William? Did you end up scooping up any of those properties in STL?
