Food for thought.When starting out, one may be seeking to be frugal so that the deal comes together.
How about a template which i read and believe to cover all i believe will be necessary then having a lawyer to review at a much lower fee than 5K-15K?

I had never heard of a full time investor until reading of Rich Dad's cashflow quadrant and Biggerpockets specifically for real estate.I''m yet to pull down my first deal

Nevertheless, its a career with time needed to spot those bargains and value adds.You get better and better with time and effort applied to sourcing leads, making offers, putting the financing together etc

I heard somewhere that fear is just the reminder to pay attention.Nobody fully understands this guy

Real estate investing is a business like any other business with capital needed, inventory, relationships to nurture etc

Grasping the mantra "I am an investor not a consumer" and forming capital by keeping a savings rate each month towards down payment makes me feel like one even though i haven't bought one yet. Playing that role in an economy as provider of capital towards housing feels so noble

Read articles, listen to podcasts, attend meetups to network looking for deals, buyers, private money lenders etc

Start forming capital at the household budget level to apply into your portfolio

Focus, avoid paralysis by analysis thinking you need just a little bit more info (its lifelong learning for all).

Real Estate is universal in that everybody needs housing.There is nothing easy about it since we are dealing with people.Its about problem solving and adding value

Many households own another house or property but those with hundreds or thousands of units are few in comparison to the entire population

Its diligence, patience, integrity, kindness, humility etc
