@Ethan Erazo

Hi

It all depends..that could be so however your initial Purchase & Sale Agreement has a minimal investment from you in the form of a earnest money deposit USD10-USD100.That is your equitable interest in the property which you then assign to the cash buyer for a fee.That fee could have a balance that will be paid at closing to you

There are numerous articles and podcasts on wholesaling to listen to on BP...use them

If anyone have any advice on how to find motivated buyers I would greatly appreciate it. Any advice would help really!

Hi @ Tony

Welcome to BP.

You need a buyers list whom to wholesale

COMMIT to the effort to see the deal through from putting it under contract until you assign it.This website has numerous resources to get you started so just devote the time to read blog articles, listen to podcasts...

Hi

A great start is putting a deadline to that goal you gave yourself.We can assist by holding you accountable , encouraging you along the way.

To hold that many properties, equity is your target....Alot of free equity.You can get that as you help motivated sellers solve their problems too

Hi Sheldon

Thats an interesting way to learn , where the proposal for funding comes your way, with the estimated rehab cost timelines for the whole project from purchase to sale....all the while you stay comfortable with the security of a real asset.
