It all depends..that could be so however your initial Purchase & Sale Agreement has a minimal investment from you in the form of a earnest money deposit USD10-USD100.That is your equitable interest in the property which you then assign to the cash buyer for a fee.That fee could have a balance that will be paid at closing to you

To hold that many properties, equity is your target....Alot of free equity.You can get that as you help motivated sellers solve their problems too

Decide to be an investor of your time and effort into learning about REI(listening to BP podcast, reading articles, books)....maybe investment in a little bit of money to buy books on Amazon,attend seminars

Thats an interesting way to learn , where the proposal for funding comes your way, with the estimated rehab cost timelines for the whole project from purchase to sale....all the while you stay comfortable with the security of a real asset.
