Then obviously, i would be ACTIVE, CONSISTENTLY in making new contacts, making offers, asking for referrals, follow up etc using a platform with leverage andd duplication like REAL ESTATE INVESTING

It is a good time however the marketing and sales/negotiation skills are required to put a profitable winner under contract

Always caution.We all desire accelarated learning from a coach BUT  "success tax" has to be paid one way or the other(time, money, effort etc).

To date i have read 735 books,not all real estate but NO DEALS YET.Would a live coach have shortened the time on learning curve to my first property deal?

Its hard out there but develop self-reliance.At the same time learn to collaborate.

I have sent out out some direct mailings and believe its a numbers game although its probably not inexpensive.A great way to start and build a relationship with follow mailings then a phone and/visit to solidify relationship after five/six monthly mailings.

Made numerous cold calls
Made appeals for private money
i made two offers so far
Have read numerous real estate books and listened to podcasts

I'm yet to pull that trigger in real estate investing but ACTIVITY irregardless of niche/strategy selected should get you going.
10/20/50 calls a day etc
Then
1/10 offers made a day consistently etc then results will follow.

This is the Marketing part of your real estate business.Ramp up the ACTIVITY
