You mean we arent going to do high end rehabs with generic Home Depot cabinets anymore?

I had a cat that sprayed and it's not easy to get rid of the smell. Usually a cat will continually pee in the same area time and time again. You might find that you need to replace some of the plywood subfloor in those hotspots. You may have to since the warping could be really bad depending on the cat's enthusiasm for marking his territory;)

Ugh. What a dummy I am. I was rushing to get out of town and to complete my landscaping before that. I accidentally sent my landscaper an extra check for $2100 and now when I reach out to him to have it returned, I can't get him on the line. I have sent him many emails, texts and payment requests using SparkRent. 

What are my options? 

I could go to his place of business but I doubt that he is even open during the winter. Should I just file with the courts and collect that way? How will a court look at this overpayment?

Any help is appreciated.

i just finished two rehabs and in one of them I used the unfinished Home Depot cabinets. They seemed to be okay quality but upon closer inspection, I don't think they are worth the price. The hardware is super cheap and I doubt that it will last. finishing the cabinets cost as much as just buying them finished. I liked that the cabinet doors were solid oak but every other piece was cheap particle board. I would not do that again.

Yeah I am not sure either why a high home price would make wholesaling in that area more appealing. It does sound like you are going to need deep pockets to fund an operation like that and making a mistake could cost you big time. I see the appeal since you could do way fewer deals at higher prices. but the risk seems far greater.

Post: Pot growers in rental: Opinion? (yes I am in Colorado)

As a epilog to this question, ultimately I ended up not renting to the growers. They wanted to make substantial modifications to my garage in order to create their ultimate grow house which, having just completed a $40k renovation, was just too much complication. They were not willing to pay more to compensate me for the risk either. Not to mention they were very disorganized on the application process. The Denver market is filled with legitimate renters looking to make a good home and good neighbors so ultimately I decided that, considering everyone's feedback on this forum, it was an unnecessary risk given the scope that these growers wanted to achieve. After speaking with some very experienced growers, the fact that they wanted to make modifications to the level that they needed, might have indicated that they would be well outside of the law in terms of scope of operation. 

I want to offer a sincere thank you to every impassioned post that was dedicated to this decision. Thanks to all the BP members for a spirited thread.

I had a case with a recent property where the inspector and the contractor both thought the heating and electrical were fine as they were. Then we went to contract and as we started digging in, we found that the heater needed to be replaced as well as a full replacement and service upgrade were needed. This was used to negotiate the deal further. It's not like we were trying to pull a fast one on the seller - these were legitimate issues that came up after the contract was signed and would have made this a very bad deal for me had we not negotiated after going to contract. I'm on the fence about this. I don't think it should be your go to tactic for getting a good price, but it should be available if needed.

For those who are rehabbing properties in the Denver metro area, I am willing to share my resources if you PM me. I know it's really hard to find a decent team and in doing my last two houses, I have weeded out a number of bad apples. Here are the service providers that I would be confident in sharing with fellow BP members:

  • RE agent
  • electrician
  • plumber/HVAC
  • Tub refinisher
  • Hardwood flooring refinisher
  • Appliances (better prices than Depot plus scratch and dent options!)
  • Flooring source
  • Granite source
  • Window source (can beat Depot prices on larger projects)
  • Screen repair and custom replacement screens
  • Roofer (thanks Anson!)
  • Landscaping
  • Handyman (including electrical and plumbing, licensed)
