that's a waste of time.  I received similar offers in the mail.  When I applied, it said I don't qualify for anything...

Ask to speak with a different personnel from the bank. I think you can waive PMI when balance drops to 78%. You may not able to waive the FHA insurance.

No, you can't get a residential mortgage loan with LLC. The bank will not allow it. You will have to go for commercial mortgage. I know some people would buy the house with their own names first and quit claim it to the LLC after the fact. This would violate the dues on sale clause of the mortgage. The bank has the rights to get the mortgage back. It would also void the title insurance. I am giving you this because i bet you will see postings about quit claim it to LLC later on.

A lender is willing to accept 5% down for investment property?  In WA, it is between 20-25%

Your title insurance is gone too since it is insured to your name not your LLC when you bought the place.
