I complained once to a branch manager at my bank about a charge on my bank statement that I felt was something I was not responsible for and he said "it's only $1.50 (or whatever the charge was). I said fine, let's go sit down and find out how much I have in outstanding checks, and I'll take the rest across the street. I don't think it bothered him much...

Is the fact that a murder took place on the property a problem for you?

Will it be a problem for others?

Can you change the circumstances?

Is the deal so sweet that you and everybody else will not care?

This is not much different than buying a house on a busy street...

The sister living in the property has an $80,000 equity position in the house. I would establish a fair market rent amount and charge that amount to the balance sheet of what she receives when the property sells...

I'd just replace blinds and make the repairs and send him the bill. Use a handyman and pay them, then send him the bill. If he wanted bids and control over the work he should have done it before he left.

Next time you're in court you might call 4 or 5 witnesses from the courtroom and ask them how often they replace carpet in their homes and see if that gives you a more favorable ruling from whatever judge du jour you get...
