Greetings @Andre M. ! Welcome to BP! Great to see another local in the forums. I'm a local REALTOR and investor who works hand in hand with several local investors helping them to buy and sell properties. Let me know if I can be of any help to you. As for your questions:

1.  The 2% rule is a guideline but not a hard and fast rule. Everyone doe things differently and you really need to judge each potential investment property individually. And yes, you are correct about it being extremely hard to achieve in our market.

2. There is so much competition in out market that I am seeing multiple offer situations on almost every foreclosure and I deal with them often as my broker is an REO broker. The same is true for HUD homes and the auctions. A massive amount of competition with many inexperienced investors in the market is causing all of these properties to sell for above list price in many cases if not most.

3  Again, this is a personal preference I believe. I work with some investors that like to keep their rentals in close proximity and some that have rentals spread out all over the city.

4.  On this one I would advise contacting a CPA that is familiar and knowledgeable about real estate. I can refer one if you like.

5.  I suggest joining NOREIA. I am a member and have been for the past couple of years. I have made many good connections there and it has helped me to grow my network tremendously. As far as the cost goes, it is a one time fee of $75 to join and then $10 per month from there on out, so $195 for first year and then $120 a year paid $10 monthly. Well worth the minimal cost in my opinion.

HI @Jennifer T. ! Welcome to BP! You are right about the site... best site on the internet for REI info!

Buying a double and living in half while renting the other half out is a great way to get started in real estate investing. The money you save by having your tenants helping to pay your note can be used for other investments.

David Birdsong at Gulf South Title is definitely investor friendly and has good rates. Some others are Supreme Title, Delta Title and Crescent Title.
