My property manager could not keep a tenant. The tenant was rude and hateful and the property manager asked for a new point of contact for the rental family. The rental family said no and moved out of their lease 6 months early.

We have paid the last 2 months mortgage and the tenant is going to small collections court

What are odds of us getting the past tenant to pay the rent for these months our rental is empty and the PM is hunting for a new tenant?

Brian Frankly has the most impressive group from what I have seen. I saw 100k minimum, I only have about 75k in capital to deploy now without selling my rentals. Working to get to that 100k minimum unless 50k or so is allowed?

@Ned Carey I feel like Aaron’s answer only lends itself to things someone experienced could tell you. If you sat down with an agent for an hour you could know what to look for and learn some terms.

This includes no real experience yet

What are some of the top syndication companies that have over 14-15 years experience doing equity syndication deals for their partners? I am looking ONLY for people with experience through the last housing crisis. Those great syndicators who know how to conservatively underwrite and create great opportunity for their partners.

You do not have to invest with these guys at all, but these are syndication specific podcasts you should listen to and get more familiar:

2. Real Estate Investing for Cashflow - Kevin Bupp
3. Old Capital Podcast 

There are others, but these are a great start. Many times these "talking heads" just back a deal some no-name person found. The deal COULD be good, but there are highly likely better GP's to work with. As a limited partner (as you want to be starting out passive, learning to become active) I would study the hell out of these, learn terminology, learn how to read proforma, know what Q's to ask, etc.

Overtime you will become more confident and know how to have the most intellegent conversation when you are interviewing your potential Syndictors or General Partners (GP's)

I agree that i would partner up with someone, I am attending local meet ups but so far i haven't found anyone to partner up with..

 Nice! Long term I feel the same. I am going to start passive until I can replace my income and then move into it full time.  I would start in a syndication deal if I were you. Shoot for 70 doors or so with a partner and learn the trade! Aim to be a capital raiser if you can, leverage your network and let someone else be the deal finder!

@Jennie Monfried heard in a podcast if you refuse to pay it the mortgage company will pay it for you and charge you. They naturally get a lower rate?!?

Not advising unethical actions, but If it’s gonna be paid at a lower rate regardless and you are still required to pay it, why not not pay it to end up paying it?

Anyways.... just sharing what I heard DYOR! I believe it was on a BP podcast too
