Here is a quick story. I do a lot of work for landlords fans faucets toilets. One landlord had a guy that did small repairs himself not a big deal the guy said he liked to do little stuuf and the landlord paid for materials. A fan problem came up the land lord was notufied and dropped off a fan for the tenant. Tenant fell of from ladder broke leg multiple times end of story Tenant now owns this property. Spending a few dollars to keep the property up to par is fairly inexpensive to some of the alternatives. Me? should have been done already it was something that was not move in ready Just my 2 cents worth

Hello Maria
Welcome to BP. Down the road just a bit from you in Wichita. Lots of great people and info here as you have seen already. Keep asking the questions and don't forget to throw your 2 cents worth here, it may keep you from losing dollars down the line. easier to make a mistake on paper than in the deal
Good Luck

Looking forward to hearing about your success A niche I touched on many years ago; a single one on land. Worked fairly well but I lacked experience to take it further
Good Luck

Patrick brings up a good point. That tax amount does not line up with the price That sets off a red flag in my book. Robert also brought up good points with remaining rents. Any vacancy or maintenance will reduce you to near zero. Might want to look at a property with a little more room for those unforeseen or uncalculated espenses. Good luck

Definitely an architectural IR Your contractor should be able to get them fairly close to 3 tabs Good investment and an upscale when selling Good for long term as well. Depending on your insurance you will get a break to offset upgrade

Larry
Thanks again for the welcome. I just took a quick tour of your page. Looks good What caught my eye was your about page. It is great to see a person/company in the real estate investment career doing good and returning to the community. You are the kind of people that we want to build a relationship with. I noticed too that you are in Eugene OR We want to be relocating down the road a bit to Oroville CA. Most of the wife's family is located there!
Have a great day!
