I am not going to weigh in on the LLC vs non-LCC argument. I prefer them, others don't. Just answering the question asked. :-)
If you ever need to transact business here (like evicting someone, etc.) you will need to be registered here.
You could just do a FL LLC that is owned by your TX LLC.

Hello:
I have found WELLS FARGO to be the best when it comes to opening local accounts for LLC's, etntities, etc. from other states. Many banks want your LLC/Etc. registered in your current State, etc.
WF was very easy. I did most of the paperwork online and then just went to the local branch for the final steps.

Hello @Account Closed . It depends on your goals right now. Growth vs. building equity.
I prefer to look at how much cash flow I can add TODAY. The more cash flow you have, the more options you have. You can roll the cash flow back into the properties to build equity or stockpile to buy your next deal (BTW....you can do both, pay down the loans in order to build equity to be able to borrow for your next deal!).

I think you are going to find it impossible to make a deal with just the wife unless the wife can contact the husband to sign a deed over to her.
I think the only way to clear title and get the home to you is to have the lender/bank foreclose and get title first, then sell it to you. Otherwise, you will never own it clear.
The only other option, but which might take longer, is to resolve title through the divorce proceedings. The wife could file for divorce and the court might grant her title based on the abandonment. However, I don't think that is certain as the court may not be willing to transfer the asset to her. They might even order that it be sold.

Regarding the list, be careful with Deltona-Daytona Beach. There is a new Margaritaville active adult community there (several thousand homes) which is probably skewing all the future sales forecasts.
