Not heard of them but there are quite a few new construction lenders out there. They will lend around 65% of total cost (land + construction costs). When I was looking to do this about 2 years ago, their rates were around 6%, interest-only. I am sure you can get it for much lower now given the historically low rates.

I do a 7 day minimum during Christmas and have had guests buy a tree and leave for garbage pick up when they leave. I never do anything.

I would be looking beyond Covid in your analysis. Certain markets are seeing a huge bump due to the pandemic that may or may not stick once things open up and the virus dissipates. As a result, acquisition prices are also reflective of that STR revenue/demand bump.
I'd be looking at classic STR markets that have been hammered due to temporary regulations put in place to curb the virus. Here you'll find folks that are motivated sellers due to a temporary situation. Depressed acquisition prices now that will convert to higher STR revenue later.

@Jaeseok An Some folks may do the cleaning themselves or may find more efficient cleaning solutions, so I believe including that in the revenue figures is acceptable as long as they caveat that it is and specify how much.

I would do 50/50 equity and take 20% of the revenue just like any other STR manager.

Anyone here have their home listed with Marriott Homes and Villas? Anyone considered/ing it? Seems like a solid channel with access to a huge installed customer base. However, one of the big drawbacks for me is that it has to be managed by one of the big guys like Turnkey.
Let me hear your thoughts.

I've had to let my current cleaners go twice but the grass was not greener and he's still with me. Each time I was frank and told him why. The breakups did make him revisit his cleaning standards and it's much better now.
At least he was willing to take feedback and adjust.
