Post: Direct Marketing for Verticals

Has anyone marketed their homes directly to verticals?

We have properties on the beach that are ideal for destination weddings, and have already had quite a few people find our homes organically and rent for this purpose. We've also had quite a few Yoga instructors inquire for Yoga retreats, although none have pulled the trigger yet. I was thinking that these would be a perfect verticals to market to.

My thoughts are to use Constant Contact to email market to wedding planners and Yoga studios. What are your thoughts and has anyone done something similar?

Post: What Cancellation -- Strict or no?

I changed my cancellation policy from Strict to Moderate in late March. Now that things are starting to thaw out I'm considering switching back. Have any of you guys that made the switch from Strict to Moderate switched back?

That's a good point, and often the cruise passengers already have their flights booked to leave from the ports here in FLL and MIA. They may end up just flying in and spending their vacation here.

You certainly are following the protocols, probably more than most. In my view your 10th item is overkill. I would just get the guest booking the property to state via the AirBnB or HA/VRBO chat that no one staying in the home is originating from those stated hot spots. And I would let them know that if they were to get audited (neighbor calls the cops or DBPR) they would be thrown out for any violations.

Upon closer inspection of the approved counties, I see only those in the panhandle/gulf areas were approved. None of the SE counties (Broward/PB/Dade) have been approved.

From what I understand, the reopening proposals provided by the counties were all identical. So why just approve those specific counties? What are the differences you ask? Well, the panhandle/gulf area counties have very little hotel presence while the SE counties do.

Hopefully this blatant corruption ends soon and we can all get back to doing business.

Great news. Fingers crossed for Broward county.

All signs point to it being a stalling tactic. There was never a logical reason to single out vacation rentals while allowing hotels/motels/etc. to operate.

From what I understand, all counties have submitted a plan yet none have been approved.

Post: Bed Bugs in Vacation Rental Accusation

I've had this pulled on me twice. All you need is to have a professional exterminator inspect the home and provide documentation that there was no evidence of bed bugs found. If the guest leaves a review referencing bed bugs you can have that portion of the review removed with your supported documentation.

I wouldn't provide more than a consolation for the guest's inconvenience. Anything more is extortion.
