This would've killed me in March but for May onwards it's doable since it's a slower period. I hope they rank you higher if you opt-in.

The PPP was meant for businesses to keep folks on the payroll even if they don't have demand at the moment. It's a better alternative than having them on unemployment.
Try getting an SBA loan through the EIDL program or a 7A loan.

That's amazing that you received your payouts, essentially in full. I imagine they're going to wait a long time to get back in the black after this. I wouldn't be surprised if they go belly up. What is the name of the service?
Where are your homes located?

I had this issue with two bookings that were to be paid out the first week in April. Every day I checked, the payout date was moved to the current date. Finally this week they paid out both. Now I have 3 more payouts for this month that I'll probably have the same experience with.
As for AirBnB, I have not seen anything in regards to the 25% payouts, and I've had over $100K in cancelled bookings.

Unfortunately these cancellations will not be eligible for any payout support.
Guests may need to cancel June reservations due to COVID-19 If travel continues to be disrupted, the Extenuating Circumstances policy may cover 5 of your June reservations that were booked before March 15. |
What that would mean for you

If someone wanted to sell me a car with a full tank of gas, I sure wouldn't turn it down.
I'd try to save as much as those bookings as I could given the current situation with the Virus. Keep in mind some guests will use the transfer as a "get out of jail free" card given they probably wanted to cancel anyway.

I haven't had any chargebacks probably because I haven't received any payouts since the beginning of this month. Everyday the payout date changes to the current date.

I would proceed with caution. This is a serious lockdown on VR's and the cities are acting accordingly. I had the city call me because I went over to turn off the water at one of my properties when this order was first issued. Apparently a neighbor called and said a guest was checking in. They said they will pull the license at the state level if there is a violation. They even said they'd be checking listings to see if the banned dates are showing available.
Here is a link to the original order and the extension

You're on to something. I'm looking at starting a fund to focus on vacation rentals, as I am personally tapped out. However, I know the business, the area, the numbers (both as a STR and as a SFH) and have access to many owners. It will take some finesse to not piss people off but this is definitely an opportunity. I don't expect the firesales to happen just yet but folks will get more motivated as this prolongs.
Keep in mind, too, that most STR's are in great locations so expecting a "firesale" may not be realistic, as these folks could probably do better on the MLS. You really need to analyze it from various perspectives.
