@Marquis Williams My apologies, I assumed you bought the list to market to potential sellers, not buyers. What are you trying to do with those buyers, wholesaling?

@Marquis Williams I am curious, why was part of your criteria such NEW purchases? Most people who just recently purchased aren't going to be very motivated to sell at a discount. Again, it's simply a curiosity question and maybe the youtube video you watched explained the answer. 

As for what you need to do with the list, you shouldn't need to do anything. Send it to your mail provider and they will do all the work to get the data on your letters and envelopes.

@Daniel Forero Pineda Great idea to try and be different from your competition. Videos are really helpful, they not only answer questions for potential sellers but also put a face/voice with a name.

Hey @Alonso Fernandez Maldonado- From a person that is an investor first, and a direct mail provider second, I'll give you my $0.02. If you don't have the budget for a proper direct mail campaign, you should hold off for now. Most real estate friendly mail providers will have a minimum of around 200, some even less, but it takes a considerable amount more to source deals. You're much better off driving for dollars or making cold calls for now. I certainly don't want to discourage you but I also don't want to see anyone waste their money (especially in a time like this). Direct mail absolutely works, but it's not something that is quick or cheap. 

If you need help let me know, I've been doing this for ten years and have several hundred deals completed.

@Gardy Saturne I wouldn't put that $500 towards direct mail, on average it's going to take quite a bit more than that to get your next deal. If I only had $500 to work with, I'd be driving for dollars and spending the money on skip-tracing the owners. That money will go a really long way and you'll be able to get some very good leads. Pro-tip, drive for dollars on trash days so you can truly see what properties are vacant/abandoned and which ones are just neglected. 

Congratulations on the first deal! Now that you know it works, start snowballing!

@Mashika Johnson Good for you for taking action! Most people who get started, whether it's wholesaling or not, never actually do any deals out of fear. 

This thread is like almost all threads on BP regarding wholesaling, I'll give me $0.02 since everyone else has.  

Wholesaling is brokering real estate, period. You find a seller and connect them with a buyer for a fee, there's no way around that. Is it enforced? No, not really. Will it ever be enforced? Probably, and you don't want to be the one they make an example of. Getting a license has so many advantages to not only protect yourself, but other income opportunities. It's easy to get, relatively cheap to maintain, and adds credibility. Yes, you will be held to a higher standard but if you're doing things the way you should be, that shouldn't matter to you. 

The argument of wholesalers "stripping equity from owners" doesn't hold up for me. Whether you wholesale a deal or fix-and-flip the deal, the outcome doesn't change for the former owner.   Rehabbing a property adds value for the investor, not the former owner. We do many deals every year, if I decide to wholesale one rather than rehab it myself, I only affected my profit, not the sellers. 

In every area of real estate you're going to have bad apples. You're going to get car salesman agents, slumlords, shoddy work rehabbers, predatory lenders, and dirty wholesalers. Whatever you decide to do, do it the right way.

Our first round of letters hit yesterday that have a mention of the virus. We basically put in bold red at the top of the letter that we're still buying and can help the seller quickly liquidate an asset if they so choose. We received a much higher response rate than usual and there are several very promising leads. So for now, we're going to continue mailing and just be a bit more cautious with the offers we make and what we plan on doing with the deals we get. If things change, we would quickly hit the pause button.

@Antonio Stephens One thing I would add to this discussion, don't send out bad deals once you do have your buyers. So many times new wholesalers try and just get a deal done so they overpay on a property in hopes that someone will buy it. Since you won't have any credibility yet with your new buyers, they're going to write you off very quickly if you start offering deals that are overpriced or have unrealistic ARV and/or repair costs.

For generating own leads (and I admittedly still need to continue to grow here), find your avenue on how you're going to generate leads, and go all-in for 6 months.  Not one round of mailers, not a few phone calls here and there, not a half-*** website, but a true commitment. 

 This is such great advice, anyone thinking about doing any kind of marketing should print this off and stick it on their mirror so they see it every day. There are so many different ways to find deals, and they all work! SEO, PPC, direct mail, door knocking, cold calling, driving for dollars, bandit signs, etc. Do it the right way, or don't do it at all.
