My main marketing channel has been bandit signs for years. Although I do not get near the results that I used to, I find them to still be worthwhile if you buy in bulk. I average 100 signs per week, and will get 5-10 calls off of those signs. I have them put out Friday night, and pulled early Monday morning.
Generally these will not stay out past that anyway, unless you are in a rural area.

My experience is that brothers printers puts out a better product than Cannon at this point. Just my experience though.

I had a couple of attorneys tell me sub to was illegal, and one even told me that any type of assignment was illegal because I was a "straw buyer". Moral of the story is, just because they're an attorney, doesn't mean they are skilled enough to give you advice. I recommend going to your local REIA and finding an attorney through them.

Yes sir that was me! Things are going well but my bandit signs don't pull the call volume they used to. I'm looking more at direct mail but figured I would throw this post up to see how others would approach the issue.

Hey guys,
I am a sub to investor, and have done a few cash deals as well. One of my notes is cashing out, and I want to reinvest some of the profits into marketing to really steam roll my business.
My bread and butter has always been bandit signs, but the call rate has plummeted in my area.
So my question is, what would you do with $3k/month for the next 6 months?

This is a follow up to my last post regarding development financing.
We need to get 3 tracts totaling about 63 acres off of one bank and to another. Do you know of anyone that will refinance these? Above 75% LTV? Tax appraisal is 663 and we owe 510k.

Interesting topic.
I think it is always difficult to say what you would do with X or Y amount of money, until you are there.
I'm a believer that we have a ways to come down in price before we bottom. Some markets will be better than others of course, so that was a broad generalization. One thing I would not do is invest in stock. Interest rates have to rise at some point, and then people will begin investing in bonds again which means equities will fall. I like metals as a hedge against inflation and think that inflation needs to be a concern.
I like sub2 spin off plays. I would want to pick up as many of these as I could since you have the backing to handle vacancies/repairs etc.
Would love to hear what you end up doing.

Pick up the audio series by Tom Hopkins "The official guide to success". You can get it on ebay for around $10.
The key is to act. Even if you don't know exactly what you're doing or where your actions will take you. That's the fun part. Get some bandit signs and put them out!

Since you are starting out, don't get caught up in buy in hold on the front end. Buy and hold CAN be a good long term play, but isn't always. And unless you absolutely steal a property, getting to the cash won't be easy.
In the beginning you want to go from cash, to asset, to cash as quickly as possible. Build the reserves, then you can go and invest long term if you wish.
