A new podcast last week came out, ep 766, with a realtor/investor talking about the Dallas market specifically. He mentioned Forney, east of Dallas, as a good place to find some cheaper deals.

1. When Brandon Turner wrote and published that book it was around 2015, the market and prices in certain part of the country were way different than they are today. 

2. I don't live in California but can only imagine the pricing. The midwest like Ohio still has 1% opportunities.

When I was younger, my aunt had a house in the city build by habitat for humanity and yes it was a house. The quality was better than no house, but the materials, carpet, counter tops,etc,were all the basic entry level and wore out quick as I recall.
Yes, if he is asking for convenience, then you are totally fine with asking for more deposit. They will be happy and you will relaxed.

Hello @Sushil Gupta, if this community is not giving a positive cash flow now or for a few years why not consider trying another area? What is forcing you to invest specifically there?
