Hey @Panetrick Gooden! Could you please clarify the question. Are you looking for investors to wholesale property you found to? Or are you looking for another investor to partner with on a property? Or is it something else entirely?

Also, it seems you are trying to do everything at once (buy&hold and flip SFH and MFH) while also having a full-time job. This could be difficult if you are just starting out. I recommend finding a niche and focusing on that.

Starting with a house-hack is a great way to go but don't be afraid to scale a little as you do so. For instance, instead of buying one a year and house hacking each one for the next three years maybe add another property or two every year along with the house-hacks? Just my two cents!

I would recommend attending some local meetings as @Sharnell Nelms mentioned. In my area I have found these on meetup.com but you can also use biggerpockets.com/events to find some. You now also have a huge network of like-minded people at your fingertips with biggerpockets so just dive into those forums and get involved!

Hey @Richard Mai. First off, welcome to the BP community! That's pretty impressive that you've managed to save so much while in college (no loans right?). It's clear that you've got hustle, which is essential to getting started and excelling in REI.

First, what do you mean by "looking at the market?" There are tons of people investing in Oregon, Washington and California and absolutely killing it. If you are worried about not having enough cash to get started, then look into some creative financing methods. @Brandon Turner has a great book on this and there are several BP blog posts and podcasts regarding creative finance. 

Now to partner or turnkey? I'd say it depends on the numbers. Chances are you're not going to find a turnkey with decent returns. However, if you do, go for it! Partnering is one of the many creative finance options and is a great way to get started. Also, you can partner on a turnkey if you want so they are not mutually exclusive.

Wow @Brad Johnson, sounds like a sticky situation to me. But I think the best way to approach this would be talk to her about it and come to an agreement. If you just make the decision and tell her that's her only option she may resent you for it.
