It will be a little tougher if you are going to do it for free but you if your looking for exact basic information you could try the county records site for your state. The site in MD is super easy if I need to check something out quickly and I tried briefly to find CA one and this might be the main page http://www.ca.gov/OnlineServices/OS_Government_rec...
but you will need to check it out by exact location. You can use google street view to check out the buildings and find their address to begin the search (cheaper than driving around town). Becoming efficient in google maps will save you a ton of time in creating a mailing list.
If you just do a general list to commercial properties, the USPS Direct Mailer program (EDDM) allows you to select the exact mail routes which would include your targeted commercial properties.

Thanks everyone for the responses. I am sure my broker knows the ins and outs and the company has allways been referral based on passive investments which makes sense but is hard for someone like me starting out (especially since most all my friends don't have cash to invest at the moment anyways) to retain a new client base this way...
I guess I will start research the qualifications of accredited investors and see if advertising would even be possible.

I was told by someone that for a J.V deal that I can only present an off-market deal to something like 10-15 individuals only because of SEC regulations. I would be one of the partners. Does anyone know more about this or what the best way (besides organic networking) to approach only a small select few for a partnership deal?

Does anyone have some motivating RE (and unrelated) and productivity books to recommend to start off the new year?
I highly recommend doing the "Wake Up Productive" program by Eben Pagan, reading "The Power of Full Engagement" by Tony Shwartz, "Today Matters" by John Maxwell, and The E-myth "Michael Gerber.
I will check out the 10x rule recommended in one of the podcasts as well.
