The trend I see is they only want accredited investors.

As another poster said..............Cap rate and small residential multifamily or SFRs do not belong in the same sentence. If you are trying to get positive cashflow in a house in a B+ neighborhood in the Bay Area it will be impossible in this market.

Gloria, the OP is giving excellent suggestions. You may want to start off by participating in a syndication as a passive investor to get your feet wet…..and then maybe try to brrr an apartment with a mentor.
