I've been investing in the Bay Area for decades and the midwest.   In a nutshell....If you do forced appreciation and/or invest in a "working class, blue collar up and coming neighborHOOD" you can absolutely get cashflow in the Bay Area. I do.

Carlos and Victor,

I would tae the "uncertainty" out of it. Instead of saying "I would qualify for an FHA loan..." you should go through the process of getting pre-approved. @Chris Mason  can help you out with that. 

If it's just you that would be living at the property you should consider a condo and house hack with that. Buy a 2/1 and rent out the other room. Condos are going for less now compared to earlier this year as well as last year.  In my case I had a very understanding woman many, many years ago that was living with me when I bought a 2/1 condo and she simply said "We're able to get an extra $1,050 a month coming in just by taking in a renter? Cool!"

Paul..............as a fellow Californian I understand.  What part of Cleveland is the duplex in and what sort of work needs to be done? I can see if any of my contractors out there are still taking on any new clients.

You have actually answered your own question in a way. If they show a "year gap" on their rental history I would "pass on them". There are so many people always looking for places to live at in Cleveland, that you won't have a problem finding others.

As another poster said...................3x what their contribution would be is what folks would use as a standard. I actually don't even care too mucjh abput their income because they could be reponsible for $500/mo and have a gross income of $1,000,000 per month but if they lose their job, all they need to do is send an email to the Housing Authority and they will immediately start paying 100% of their rent until they (report that they) have a job again.
