Go onto meetup and do a search..........there's three that are pretty consistent between SF, East Bay and South Bay

$300K for a STR? That's right,...you are in Virginia...not Oakland, CA or San Francisco, CA :-)

I tell clients all the time....do not try to compete with the cash buyers....find a place that has been on the market at least 4 weeks.....in this market in the San Francisco Bay Area that is where the deals start.

Yep....guilty as charged.....I did not take the time to read all 35 previous posts on this thread that were not addressed to me :-) I saw what you said directly to me about 94603 compared to 94611 and responded directly to that :-)

Paul I am guessing you are very new to the area because in general 94603 is literally the exact opposite of 94611.    

94603 is more up and coming, working class blue collar neighborHOOD.........I used to live there for a while in fact.

94611 is A-/B+ properies, period.

That's simple in Oakland, CA and the Bay Area in general...........find a property that has been listed for at least 4 weeks. That's what I tell my buyer clients and it works particulalrly well in these areas

Vallejo, CA

Antioch, CA

Pittsburg, CA

Oakland, CA

P.S.  Everyone keep in mind that to invest in a mobile home syndication or a self storage syndication you will find that most require you to be an accredited investor.

You also mentioned she is your fiance......AND her name is on the deed to the place you own now? Thinking long term, you should probably figure out sooner rather than later if she will veto most/all your real estate investing aspirations or not.
